Ozzy Kavruk, CPI

Certified Professional Inspector Oguz (Ozzy) Kavruk is HPI’s Lead Inspector for the Tampa region. Originally from Turkey, Ozzy has been inspecting in Florida for five years after initially being trained by our owner, Steve, in Pennsylvania. He is a highly knowledgeable and experienced inspector, and our clients love Ozzy’s friendly demeanor and attention to detail. He lives in New Port Richey with his wife and their two sons, and when he’s not inspecting he enjoys fishing, sailing, biking, and traveling.

Steve Hill, CMI

Certified Master Inspector Steve Hill is the founder, owner and operator of Hill Property Inspections, LLC. Steve has experience as a contractor, real estate investor and former State Farm Insurance Agent and is a Certified Master Inspector (CMI), which is the highest credential attainable in the home inspection industry and places him among a rare and elite group of professionals in the field. He is also a Certified Indoor Air Consultant, the founding President of a Business Network International (BNI) chapter, a licensed Pest Management Professional, and a veteran of the U.S. Army JAG Corps. When he’s not inspecting properties, Steve loves being outdoors, crafting woodworking projects, building and remodeling, and making music.

Video Reports

We invented the one-of-a-kind Video Report and provide a customized, private video of our findings to all home inspection clients who opt for our popular Premium Package. The video is much like a TV episode of your inspection, allowing you to clearly see and hear everything in proper perspective far beyond the limited time we’re at the property, and it’s especially helpful to clients who aren’t able to attend in person. You’ve heard that “a picture’s worth a thousand words,” and our video reports prove that “a video’s worth a thousand pictures.”

Same-Day Reporting

True same-day reporting. For all reports that don’t involve lab testing, we guarantee delivery the day of the inspection – not merely within 24 hours or later in the week.

State-of-the-Art Equipment

We use state-of-the-art equipment, including drones, thermal imaging (infrared) cameras, high-tech sewer scopes, and advanced mold pumps to ensure incredibly precise analysis and completely dependable results.

User-Friendly Reports

We are known for our incredibly thorough but very user-friendly reports. We provide more information in 15 pages than most inspectors do in 50, and we eliminate confusing checkboxes, legends, and unnecessary “fluff” clients and realtors neither want nor need.

Prompt Scheduling

Our hassle-free process ensures prompt scheduling for all clients, provided they contact us reasonably early in their home buying or selling process.

Unique Inspection Types

Service offerings include unique and valuable inspection types not offered by many inspectors, such as walk-through consultations and pre-listing inspections.

Weekend Availability

We work weekends! The fee for Saturday inspections is an additional $25, and the additional fee for Sundays is $50.

SERVICES & PRICING

All Florida inspections are performed in accordance with applicable Florida Standards of Practice and insurance requirements, as well as the InterNACHI Standards of Practice (SOP).

All Premium Package clients receive a 90-day, zero deductible, comprehensive warranty, a 5-year Platinum Roof Protection plan, a SewerGard plan, a MoldSafe plan, a RecallChek report on appliances, and a customized VIDEO REPORT detailing our inspection findings. This popular package is available to all home inspection clients for a low additional fee of $150.

All military service members and first responders receive a military discount. Our owner is an Army veteran, and we are grateful to all who have served!

Hill Property Inspection proudly serves Tampa and the surrounding Tampa Bay area, including Hillsborough, Pasco, Pinellas, Hernando, Polk, Citrus, Sumter, and Manatee counties. Beyond 50 miles from our location, a modest mileage fee of $1 per additional mile may apply.
