Commercial Building Inspections

A comprehensive visual evaluation of the property’s major systems and components, including the roof, exterior, structure, electrical system, plumbing, HVAC equipment, interior and site improvements. Property Condition Assessments

A Property Condition Assessment, or PCA, provides a broader evaluation of the building’s physical condition and significant capital needs. PCAs are commonly requested by commercial property purchasers, lenders, investors, property managers and organizations evaluating major real estate decisions.

Cost-to-Cure Estimates

Our cost-to-cure (opinion of cost) reports provide budgetary repair or replacement estimates for significant deficiencies identified during the assessment. These estimates greatly help with purchase negotiations, repair credits, budgeting and comprehensive investment analysis.

Reserve Studies

The precise scope depends on the property, its usage, transaction requirements and the services requested. A typical commercial inspection often includes visible and accessible portions of the following:

Every accepted property receives an HPI Property Health Score™, a proprietary 0–100 measure of overall physical health based heavily on the number and severity of significant deficiencies, along with major system condition, deferred maintenance, safety concerns, deterioration, and corrective progress.

HPI Distinguished Property™

Properties achieving a Property Health Score™ of 90 or higher with no unresolved critical deficiencies may qualify for the HPI Distinguished Property™ designation including a recognition plaque and certificate.

The distinction is not purchased or guaranteed. It must be earned. The designation is awarded for one year, and keeping the distinction requires maintaining a satisfactory score each year, as well as continued participation in the program.

Frequently Asked Questions (FAQs)

We price commercial properties based on a tier-based system according to property type, ranging from 10-15 cents per square foot. Our minimum PCA fee is $750, and the minimum fee for walk-through consultations is $500.

In nearly every case, we can schedule PCAs and other services well before a client’s due diligence period expires – provided we are contacted early enough in the process.

We are very accustomed to dealing with occupants and staff members who may or may not know a property is being sold, and we simply state that we are there to conduct a “routine safety inspection,” unless otherwise instructed.

Yes. To date, we have had no issues inspecting tenant occupied properties. A key to a great experience lies in making tenants aware of our presence far enough in advance – especially for multifamily properties.

In nearly every case, we provide true same-day reporting. For properties that are very large and/or have numerous services requested, we guarantee report deliverables within at least 24 hours of our scheduled start time (excluding lab testing).

Yes. We handle nearly all inspection and testing services on our own but can arrange to have members of our commercial consulting team, or other local specialists, present while we’re on-site or during a similar timeframe.

Certainly. Every commercial inspection or PCA we perform follows a systematic and well-established Standards of Practice (SOP) to ensure comprehensiveness, detail and vital property condition report (PCR) information.

Yes, and this is fairly common. Should you decide to add (or remove) any services after agreeing to your initial proposal, simply let us know and we can update your agreement and applicable fees accordingly.

We work within whatever limitations exist at the time of assessment but can often return promptly after such areas are made accessible. However, it is crucial that properties are as inspection-ready as possible prior to our arrival.

Pricing is based on square footage and begins at $12,000 per year, if paid annually (or $6,400 if paid semi-annually) up to 10,000 sq. ft. The cost increases at tier levels for larger properties, and our quoted yearly fees cover every assessment-related expense – both planned and unforeseen.

We invented this unique service, and to our knowledge no other inspection company offers this game-changing add-on. For an additional fee of $250, we can provide a customized video detailing our on-site findings – much like having a TV episode of your own inspection. “A picture’s worth a thousand words,” but our video reports prove that “a video’s worth 1,000 pictures.”
