HPI Asset Oversight™ is Hill Property Inspections’ private, ongoing commercial property stewardship program for owners and investors who want a higher level of dedicated and expert visibility, accountability, and protection for their real estate assets.
Offered only by request or invitation and subject to acceptance by HPI, Asset Oversight is intentionally limited to a select number of properties so that each enrolled asset receives the level of attention the program is designed to provide.
Rather than waiting for problems to become expensive, disruptive, or visible to tenants, buyers, lenders, or insurers, HPI continually evaluates the physical condition of the property, identifies developing concerns, monitors deferred maintenance, and helps ownership make better-informed decisions about repairs, replacements, and capital expenditures.
A Higher Standard of Commercial Property Oversight
Each accepted property receives a structured program of professional inspections, specialist evaluations, documentation, and ongoing condition monitoring that generally includes:
* Comprehensive annual commercial property inspection utilizing our partnering expert contractor consultants
* Quarterly HPI property condition assessments (PCAs) and environmental testing
* Periodic evaluation of roofing, HVAC, electrical, plumbing, structural, exterior, and other major building systems
* Specialist or contractor evaluations when conditions warrant additional expertise
* Follow-up inspections and verification of significant repairs or improvements
* Deferred-maintenance identification and tracking
* Prioritization of deficiencies based on urgency, risk, and potential financial impact
* Remaining service-life and capital expenditure planning for major building components
* Review of significant repair or replacement proposals when requested
* Photographic and written documentation of property condition over time
* Priority access to HPI for property condition questions and consultation
* An evolving historical record of the property’s physical condition, repairs, improvements, and outstanding concerns
The objective is simple: give ownership a clearer understanding of what the property needs today, what it is likely to need tomorrow, and where capital is best deployed before minor conditions become major expenses. And all of this is included for a flat annual fee.
The HPI Property Health Score™
Every property enrolled in HPI Asset Oversight™ is assigned an HPI Property Health Score™, providing ownership with a straightforward numerical measure of the property’s overall physical health.
The score is evaluated on a 100-point scale and considers the condition of major building systems, the number and severity of identified deficiencies, deferred maintenance, safety and functional concerns, anticipated capital needs, and the effectiveness with which previously identified issues have been addressed.
Unlike a one-time inspection report, our proprietary Property Health Score evolves as the building changes.
Repairs, improvements, deterioration, newly discovered conditions, and major system replacements can all affect the property’s standing, providing ownership with a measurable way to track the physical performance of the asset over time.
The HPI Distinguished Property™ Designation
Properties demonstrating exceptional physical condition and stewardship may qualify for one of HPI’s highest recognitions:
HPI Distinguished Property™
To qualify, an enrolled property must achieve an HPI Property Health Score of at least 90 out of 100 and have no unresolved critical deficiencies at the time of evaluation.
Qualifying properties may receive an HPI Distinguished Property™ plaque and recognition certificate, documenting publicly that the property has met HPI’s elevated and strict standard for condition, maintenance, and responsible asset stewardship.
The designation is not purchased, automatically granted, or guaranteed by participation in the program. It must be earned. Once awarded, the designation is applicable for one year, and an ongoing qualifying score and continued participation in the program are mandatory to retain this designation year over year.

Property Qualification
HPI Asset Oversight™ is designed primarily for owners and organizations with significant commercial real estate holdings.
Prospective clients will generally meet one or more of the following criteria:
* $10 million or more in commercial real estate assets
* An individual commercial property valued at $5 million or more
* 75,000 or more total square feet of commercial property under ownership or management
* Ownership or management of three or more substantial commercial properties
* Ownership structures without a dedicated in-house facilities department
* Passive, absentee, or out-of-area ownership requiring a trusted independent presence at the property
Meeting one of these criteria does not guarantee acceptance. Select properties outside these parameters may also be considered when their complexity, capital exposure, ownership structure, or oversight needs make them particularly well suited to the program.
Acceptance Is Limited
HPI Asset Oversight™ is not offered as a standard add-on to every commercial inspection.
Because the program requires recurring inspections, contractor coordination, periodic testing, ongoing documentation, follow-up evaluation, and direct involvement from HPI, enrollment is intentionally limited.
Property owners may request consideration, and HPI may also privately invite owners whose properties are particularly well suited to the program.
Acceptance is based on factors including property type, size, location, condition, ownership objectives, and HPI’s ability to provide the level of oversight expected of an Asset Oversight property.
