HPI Remote Consulting for Homebuyers and Homeowners
Professional guidance when you have questions about an inspection finding, property concern or contractor recommendation—and need help understanding what to do next. Hill Property Inspections provides limited-scope remote consultations based on the photographs, videos, reports, and other information you submit. We help you better understand the concern, identify important questions, and determine an appropriate next step when clarity is crucial.
Remote consulting is not an onsite home inspection, engineering evaluation, code inspection or guarantee.
Remote consultations start at $99.
Get Clearer Answers Before Making an Important Property Decision
Property concerns are not always easy to evaluate and, in fact, are often quite complicated.
An inspection report may identify a significant condition without fully explaining its implications. One contractor may recommend an expensive repair while another offers a completely different explanation. A photograph or video online may generate plenty of opinions—but very little dependable direction.
HPI Remote Consulting gives homebuyers and homeowners access to a Certified Master Inspector who can review the available information, explain what it may mean, and help identify the most reasonable next step.
Depending on the service selected, we can help you:
• Understand terminology and findings in an existing home inspection report
• Separate potentially consequential concerns from routine maintenance items
• Review whether a contractor’s proposed scope appears responsive to the reported condition
• Identify important information that may be missing
• Develop questions for an inspector, contractor, seller or specialist
• Discuss the apparent urgency of a condition
• Determine what type of onsite professional should evaluate the concern
• Approach the situation with greater clarity and confidence
Our role is to provide independent decision support—not to sell repairs, perform contracting work, or pressure you toward a particular transaction decision.

How HPI Remote Consulting Works
1. Select Your Consultation
Choose the service that most closely matches your concern. If the submitted issue falls outside the selected service or cannot be responsibly reviewed remotely, HPI may recommend a different service, request additional information, or decline the assignment.
2. Submit Your Information
You will provide the property address, your clearly defined question, and the relevant photographs, videos, report pages, proposals or other documents.
The quality and completeness of the consultation depend heavily on the information provided. Images should be current, clear, well-lit, and wide enough to show the condition and its surrounding context.
3. HPI Reviews the Materials
A Certified Master Inspector reviews the submitted information before the scheduled consultation. We identify visible observations, important limitations, missing information, and questions that may help clarify the concern.
4. Discuss the Concern and Next Steps
During the telephone or video consultation, we explain what can—and cannot—reasonably be determined from the available information. When appropriate, we may discuss plausible explanations, relative urgency, questions to ask, and the type of onsite professional best suited to evaluate the condition further.
Why Choose Hill Property Inspections?
Experienced, Independent Guidance
Hill Property Inspections is an established, top-rated residential and commercial property inspection and environmental testing company owned and led by a reputable Certified Master Inspector, author and educator. Our recommendations are informed by extensive inspection experience and focused on helping clients better understand property conditions.
HPI does not perform the repair work being discussed and does not earn money from the contractor(s) you ultimately select. The purpose of the consultation is to help you ask better questions and make a more informed decision, free of bias.
Clear, Practical Communication
Property-related explanations can quickly become overly technical or confusing. We focus on explaining the concern in understandable terms, identifying what matters most, and outlining sensible next steps.
Honesty About Remote Limitations
Remote reviews have significant limitations. Photographs and videos may omit important context, distort size or color, and fail to reveal concealed, intermittent or adjacent conditions. We will not claim to know more than the submitted information reasonably supports. When an onsite evaluation is necessary, we will say so.
What HPI Remote Consulting Can (and Cannot) Provide
HPI Remote Consulting may help explain an existing finding, discuss whether a proposed explanation appears technically plausible, identify unanswered questions, and recommend an appropriate next step.
However, remote consulting cannot establish the complete condition of a property or conclusively diagnose a defect.
The service does not include:
• A complete or partial home inspection
• A home inspection contingency report
• An onsite reinspection
• Structural engineering or architectural services
• Repair design or permit approval
• A code-compliance inspection or certification
• Environmental testing or confirmation of mold, asbestos, lead, radon, or other hazards
• A guarantee of safety, repair cost, remaining service life, or future performance
• Verification of a contractor’s competence, honesty, licensing, insurance, or workmanship
• A directive to purchase, sell, occupy, insure, finance, or close on a property
All observations and recommendations are preliminary professional opinions based solely on the limited information supplied by the client. Actual onsite conditions, causes, extent, urgency, and repair requirements may differ materially.
HPI Remote Consulting May Be Right For You If…
• You received an inspection report but do not fully understand a finding
• You are unsure which report items deserve immediate attention
• A contractor recommended an expensive repair and you have questions about the proposed scope
• Different people have offered conflicting explanations
• You want help preparing questions for an inspector, seller, contractor, or specialist
• You need guidance regarding the appropriate next step or onsite professional
• You understand that remote guidance cannot replace physical examination of the property
Frequently Asked Questions (FAQs)
No. HPI Remote Consulting is a limited advisory service based solely on client-supplied information. HPI does not enter, physically observe, test, operate, measure, or probe the property. The consultation is not a home inspection, reinspection, or substitute for an onsite evaluation.
Not necessarily. Photographs and video can provide useful information, but they rarely reveal every relevant condition. HPI may discuss visible observations and plausible explanations, but a definitive diagnosis may require onsite evaluation, testing, or exposure of concealed areas/components.
We can discuss whether the explanation and proposed scope appear responsive to the information provided. We can also identify questions, omissions and terms that may need clarification. We cannot conclusively determine remotely that a contractor’s recommendation is necessary, unnecessary, fraudulent or defective, nor can we guarantee the contractor’s pricing, methods or performance.
Any cost information discussed is a general planning reference—not a bid or cost guarantee. Actual costs depend on location, access, concealed conditions, design, permitting, materials and contractor pricing. Written estimates should be obtained from qualified local contractors before making financial decisions.
No. We can help you understand inspection findings and prepare questions, but the decision to purchase, renegotiate, terminate or close on a property remains yours. Your real estate agent and attorney should advise you regarding contracts, negotiations, notices and deadlines.
Submit a clearly phrased question along with the most relevant report pages, complete contractor proposals, dated photographs, and videos. Photographs should include both close-up views and wider views showing the surrounding area. You must also disclose any known immediate hazard, injury, active insurance claim, litigation, or real estate transaction deadline.
Standard remote consultations do not include litigation support, expert witness services, or insurance claim consulting. These matters require separate screening and may be declined or handled under a different agreement.
Do not wait for a remote consultation if a condition could involve fire, electrical shock, a gas leak, structural instability, active flooding, carbon monoxide, sewage, hazardous material, or another immediate threat. Keep people away from the affected area when appropriate, and contact emergency services, the utility provider, or a qualified onsite professional immediately.
Professional Guidance. Clear Answers. A More Informed Next Step.
When property information is confusing or recommendations conflict, an independent professional perspective can help you understand the situation more clearly. HPI Remote Consulting provides focused guidance based on the information available—while remaining candid about what requires onsite examination.
Important Service Notice
HPI Remote Consulting is a limited-scope advisory service based solely on information selected and supplied by the client. It is not an onsite home inspection, engineering evaluation, architectural service, environmental assessment, code inspection, repair design, warranty or guarantee of any kind.
Remote observations are preliminary and may differ materially from conditions discovered through onsite evaluation, testing, or exposure of concealed areas. Clients remain responsible for safety precautions, property maintenance, professional referrals, repair decisions, real estate deadlines, and compliance with applicable laws and contracts.
All services require advance acceptance of the HPI Limited Remote Consultation Agreement. HPI reserves the right to decline any matter that cannot be responsibly evaluated within the limitations of a remote consultation.
